OneKey® MLS Footprint Round-Up: NY Metro Home Prices Rise as Buyer Activity Surges
The summer market gained momentum across the OneKey® MLS footprint in June, according to this month's Monthly Market Insights, with buyer activity picking up despite ongoing inventory challenges.
Pending and closed sales both increased this month, signaling continued buyer confidence even as affordability remains a concern. Home prices also continued their steady climb. The median sales price for all property types reached $725,000, up 3.6% from June 2025, indicating that demand remains strong heading into the second half of the year, despite a persistently limited inventory.
Here's a further breakdown of what each region is seeing:
Long Island
In Nassau County, the single-family market remained competitive in June. The median sales price reached $875,000, up 2.9% from June 2025, reflecting continued buyer demand despite limited inventory.
Suffolk County continued to see strong price appreciation, with the median single-family sales price climbing to $750,000, a 7.1% year-over-year increase. Tight inventory continued to support home values as buyers remained active throughout the month.
New York City
Brooklyn's housing market remained active in June, with buyers continuing to compete for limited inventory. Refer to the Brooklyn June 2026 local market update for detailed trends in pending sales, inventory, and median prices by property type.
In Queens, the median single-family sales price reached $880,000, a 0.6% increase from June 2025. Attached housing also continued to see healthy buyer interest across the borough.
Hudson Valley
Orange County posted a median single-family sales price of $499,950, an increase of 4.7% over June 2025, demonstrating continued demand among buyers looking for more space within commuting distance of New York City.
In Putnam County, the median single-family sales price reached $626,000, up 1.8% year over year. Inventory remains constrained, helping support home values.
Rockland County continued its steady growth, with the median single-family sales price rising to $823,000, a 6.0% increase from last June. Limited supply continues to create a competitive environment for buyers.
What Does This Mean for Clients?
June's market reflects a familiar theme across the OneKey® MLS footprint: demand continues to outpace supply. Sellers continue to benefit from limited inventory, and, while affordability and mortgage rates remain challenging, the increase in pending sales suggests many buyers are willing to pay higher prices rather than wait on the sidelines.
As the summer market continues, additional inventory could create more opportunities for buyers, but with just 4.1 months of supply across the region, competition is likely to remain strong; keeping an eye on market trends will continue to be pivotal in the second half of the year.
