New solution to help bridge the gap between transactions

A new offering included with your OneKey MLS subscription, aims to keep agents central and involved with clients long after the first transaction closes. OneHomeowner will be available to Participants and Subscribers beginning April 28. This new solution creates a hub for clients, once invited by their agent, to store important information about their new home, receive property valuation updates, maintenance tips, and search for service providers. Their agents can make recommendations regarding service providers and mortgage professionals, get notices about activity in their clients’ hubs, and keep nurturing their client connections.

Updates to Listing Manager make tracking listing performance easier

Planned updates to Listing Manager will give greater visibility to My Hit Counters and make tracking and sharing your listings’ performance simpler.

Listing Data Checker (LDC) grace period ends, CheckIt offers help with accuracy and completeness

Since mid-November agents and offices have received violation notifications when LDC, an automated system scanning listings for potential rules and procedure violation, flags a violation. During this grace period only violations with automatic fines have been levied. Beginning April 1, violations may result in fines more comprehensively. Additionally, the automatic fine associated with mention of compensation in the MLS has increased to $250.

With the end of the grace period, published listings have a new tool available in Listing Manager: CheckIT. CheckIT allows a listing agent to scan their published listing for potential issues. Violations will be flagged in red and the agent may take the opportunity to correct the issue prior to receiving a violation notice. Though CheckIT may not catch every violation, it's use helps ensure accuracy and completeness.

eProperty Watch sunset

Cotality, the vendor providing eProperty Watch removed support for the product effective March 31. Communication from the vendor was ongoing through the app. New product offering, OneHomeowner, will launch in late April to replace many of the functions.

OneKey MLS updates offer presentation rules and responsibilities

OneKey® MLS has removed the rule that required listing agents to obtain or provide written acknowledgment that an offer was presented and that permitted cooperating brokers the right to participate in the presentation of an offer unless instructed otherwise by the seller in writing.  

These changes were part of recent updates to OneKey MLS Rules that were guided by the National Association of REALTORs’ efforts to clearly separate what the MLS regulates from what is already required by law and the REALTOR Code of Ethics. The goal of these changes is to avoid duplication and reduce confusion by removing MLS rules in areas, such as offer presentation and acknowledgment, that are already governed through legal and ethical standards.

As a result, even though these MLS rules have been removed, your core legal and ethical obligations regarding offer presentation remain unchanged.

New options for short-term/seasonal rentals

ADD/EDIT Listing Manager wias updated to make marketing and searching your short-term/seasonal (residential and commercial lease) rental listings even easier with consolidated options and clear terms.

Listing agents will be required to enter one listing per month or season to allow for cleaner, more accurate listings that reflect what truly is/has happened with a property. This will allow for greater historical accuracy of listing transactions. Listings may be cloned using the "Copy an Existing Listing" feature for multiple-month or season entries to facilitate entry.

The following changes will be implemented for Residential Rental/Lease Listings:

Lease Termfield

  • Mapped Month to Month, Seasonal, and Weekly values all to the Short Term Lease value (and removed them from input)

  • *Any reference to original values will be updated to Short Term/Seasonal

  • Renamed the Short Term Lease value to Short Term/Seasonal

  • Month or Season Available is conditionally required if Lease Term = Short Term/Seasonal

Months or Seasons Available:

*Legacy rule for existing listings with more than one value will remain the same.

  • Added a rule to make the field only allow 1 value (previously was a multi-select field)

  • Renamed field to Month or Season Available

Removing seldom-used fields:

*These fields will remain user-addable on searches for historic listings.

  • Seasonal Rent

  • Off-Season Rent

  • Number of Beds

Display/Report Changes

  • Short Term/Seasonal section will appear on the 360 report only when Lease Term = Short Term/Seasonal

  • The Furnishings field will be added to the Interior Features section.

  • Seasonal Rent and Off-Season Rent fields will be removed.

  • Months or Seasons Availablefield will be updated to reflectMonth or Season Available.

The following changes will impact Commercial Lease listings only:

Lease Term field:

Month to Month will remain on the ADD/EDIT form, Commercial, and Cross Property Search.

Weekly and Seasonal values removed as options, existing listing data mapped to Short Term Lease.

OneKeyMLS.com gets an upgrade in partnership with Broker Public Portal

March 25 marked the launch of a new partnership between OneKeyMLS.com and broker-centric Broker Public Portal. Along with new branding and an intuitive new workflow, the consumer-facing site keeps the standards of consistent and complete property information and listing data along with an emphasis on connecting consumers and real estate professionals from the largest MLS in New York at the forefront. Consumers enjoy the ability to search (and with the creation of a no-cost account), favorite, save searches, and receive notifications of new matches via email.
