Prep your listing to sell through the holidays

A check list for success!

Update your listing photos to reflect the season.

Nothing says stale like out of season shots on a listing. Assess the seasonal curb appeal of your photos and a few new shots that celebrate the season and keep your list current. Holiday décor, seasonal foliage, and cozy vignettes help prospective buyers picture themselves in your listing. If your listing features that play up hosting holidays: kitchen amenities like double ovens or great prep space, gathering spots like fire pits, living and dining rooms, consider adding those shots too. Learn how to update your listing photos using Listing Manager.

Make showing adjustments and add virtual options.

The holidays mean your seller’s schedule for work or school may shift and it’s likely that showing availability may too. ShowingTime makes it easy to adjust available showing days and hours.


Don’t forget to update your listing to include showing instructions too to allow for less daylight hours, a helpful reminder like, “Please leave the outside lights on.” Or add other seasonal considerations. As a best practice, use the listing Showing Instructions.


Consider adding a virtual showing option to help offset fewer showing times or poor weather conditions. A virtual showing option can be indicated in ShowingTime.

Audit your listing for seasonal searchables and refresh your listing remarks and amenities.

Think about what’s top of mind for many potential buyers during the winter months: entertaining and weather, heating bills, and distance to lifestyle amenities. Make sure your listing includes information that will help them find and appreciate everything it has to offer. Here are a few suggestions to get you started:

  • Kitchen amenities:
  • Interior / Interior Features, # of Kitchens, Appliances
  • Gathering spaces or extra room:
  • Rooms / Additional Rooms, Rooms / Description,  Interior / LivingSqft
  • Cozy feels:
  • Interior/ Fireplace?, Fireplaces Total, Fireplace Features
  • Utilities / Heating, # of Heating Zones
  • Conveniences related to weather:
  • Interior / Window Features
  • Exterior / Garage?, Garage Spaces, Carport?, Carport Spaces, Distance To Train (in miles), Exterior Features, Green Building Verification Type, Road Responsibility
  • Community/Association: Association Fee Includes, Association Amenities

You can call these out in the Public Remarks whether or not there is a specific searchable field, like NEW furnaces and windows or proximity to lifestyle amenities (distance to snowboarding, skiing, holiday light displays, or events). Remember that remarks are searchable inside Matrix by buyer's agents! And when your listing aggregates to consumer-facing sites, many of those sites index those remarks for searchability.

National Homeownership Month is an opportunity to raise awareness about the challenges that make homeownership an accessible option for everyone and to evolve the conversation about what a home looks like. We also want to highlight individuals and initiatives that are working towards helping those in need. Impactful Lives is a nonprofit organization supporting unhoused young mothers living in shelters. Founded by Natasha Williams, the organization adopts a holistic, community-driven approach to address five critical challenges faced by these mothers: reproductive justice, economic insecurity, youth development, educational attainment, and food insecurity. Through tailored support, mentorship, career guidance, and essential provisions, Impactful Lives empowers these women to transform their circumstances and emerge as thriving contributors to society. With the mantra "The time to make a difference is now," Impactful Lives offers several programs focused on mental health support, provides essential supplies, and celebrates achievements. These programs include back-to-school and essential item drives, grocery store outings to help mothers purchase fresh produce, moving celebrations for those transitioning to independent living, and intimate sessions where successful mothers volunteer to share their personal journeys, offering hope and inspiration to moms currently in shelter. Additionally, their annual signature event: hosting uplifting Mother’s Day brunches at the shelters serves as a moment of refresh and inspiration. Lastly, Impactful Lives works with women to build a plan for homeownership that includes down payment assistance, aided by DPR (a resource provided through OneKey MLS). Natasha Williams, the driving force behind Impactful Lives, brings over 15 years of expertise in finance, a distinguished background as a youth educator, and a successful career in real estate. Her unwavering commitment to community empowerment and social change inspired her to create this self-funded nonprofit, where she serves as both founder and president with passion and dedication. She also regularly teaches first-time homebuying seminars to help buyers navigate the process and partners with housing agencies to expand access to down payment assistance, financial education, and sustainable homeownership opportunities. In 2023, Natasha Williams was honored with the REALTOR® Spirit Award from the Long Island Board of REALTORS® for her extraordinary impact and dedication to her community.
